The figures are an average of the legal fees and expenses (disbursements) charged during the period covering all transactions completed. Our legal fees cover the work we undertake in the standard conveyancing transaction, which are listed on the Conveyancing Services page of the website. A disbursement is a payment made to a third party as part of the conveyancing process. These costs are not included within our legal fees and will vary depending on the property and transaction. They may also include a TT, ID and App fee. Our legal fees are assessed by reference to a property’s value, so the volume of transactions in each property banding will be reflected in the below figures, which are provided as a guide only.
Full details of any additional fees that may apply to your individual case will be detailed in a formal estimate upon request and based on the information you provide when using the Quote Calculator service on the website. However, we reserve the right to amend quotes and estimates once additional information is obtained.
Our average fees assume that:
- This is a standard transaction and that no unforeseen matters arise, including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
- Management company fees, which are not included and will need to be paid in addition to the relevant management company
- For Remortgage, it is for a freehold property, and there may be a small additional fee for remortgaging a leasehold property or a buy-to-let
- If there is an assignment of an existing lease, and is not the grant of a new lease. Additional fees will be required if a lease extension is required or a new lease needs to be granted.
- The estimate assumes a standard transaction with no additional legal work required, such as resolving issues with the property title, ownership, or legal documentation.
- The estimate assumes that the transaction progresses without significant delays or additional legal work being required. Delays caused by third parties (such as lenders, local authorities or managing agents) may impact timescales but will not usually affect the legal fee unless additional work is required.
- No indemnity policies are required. Additional costs may apply if indemnity policies are required.
- The purchase/sale isn’t being made by a Limited Company
- Expenses can vary depending on the nature of your transaction. The average expense figures given in the table below consist of Property Searches (Purchase only), ID /Bankruptcy checks and obtaining Official Copy documents from the Land Registry (Sale & Re-mortgage only) to confirm ownership.

What is included in our legal fee
Our standard conveyancing legal fee typically includes:
- Taking your instructions and opening your file
- Carrying out identity and anti-money laundering checks
- Reviewing title documents and property information
- Raising enquiries with the other party’s solicitor
- Advising you on the legal implications of your Mortgage Offer
- Preparing and negotiating contract documentation
- Exchanging contracts
- Completing the transaction
- Applying for searches and explaining the legal implications of the results to you
- Submitting the application to HM Land Registry (for purchases)
What is not included in our legal fee
The following costs are typically not included in the legal fee and may apply depending on the property or transaction:
- Search fees
- HM Land Registry fees
- Stamp Duty Land Tax (where applicable)
- LTT or tax advicce
- Leasehold management information packs
- Freehold management packs
- Indemnity insurance policies (if required)
- Notice fees or certificate of compliance fees payable to landlords or management companies
These costs are known as disbursements and are payments made to third parties as part of the conveyancing process.
