What is the process of conveyancing?

Once your offer on a property is accepted, it’s time to instruct a conveyancer. The conveyancing process can feel quite overwhelming, but it can be broken down into simple steps.

Initial Setup

A conveyancer is a property lawyer specialising in the legal aspects of moving home. Whether you're buying, selling, or remortgaging, a conveyancer is essential for managing the legal work involved in transferring property ownership.

Legal Enquires

We draft contracts and conduct searches for issues like planning permissions or boundary disputes. Your property lawyer will coordinate with the other side’s conveyancer to ensure everything is in order.

Mortgage Offer

We’ll review your mortgage offer, provide a report with any required actions, and ask you to sign and return the Mortgage Deed.

Completion Date Agreed

Once all parties are ready, we’ll confirm a completion date that works for everyone involved. This is the day when the ownership transfer will take place, so it’s important to have your arrangements for moving ready.

Contract Exchanged

Once both parties are satisfied, contracts are exchanged, making the agreement legally binding. If you’re buying, this is when you pay your deposit.

Final Checks

Before completion, we carry out last-minute checks to ensure everything is on track. This includes verifying that the remaining funds are in place and that all required documents are signed and returned.

Completion Day

We transfer the remaining funds and handle all payments, allowing you to collect or hand over the keys.

Post Completion

While you settle in, we register the new ownership with the Land Registry and pay any Stamp Duty due - this may take a few weeks.
