What is a remortgage?

A remortgage is the process of switching your existing mortgage to a new deal, either with your current lender or a different one, without moving to a new property.

Why remortgage?

You typically remortgage when your fixed rate ends, switching to a new deal with a new lender. You might also remortgage to consolidate debt, reduce monthly payments, or access better rates and flexible terms.

Why do I need a conveyancer for a remortgage?

You won’t need a conveyancer if you’re staying with your current lender and not changing any details.

If you switch lenders, a conveyancer ensures your property is a secure investment for the new lender and that there are no legal issues.

What’s the process of a remortgage?

Remortgaging is a relatively simple process, and we’ll handle everything behind the scenes.

  • First, we’ll send you a questionnaire to gather details. We’ll also request basic documents for essential checks. If you’ve already shared these with your broker, they can forward them to us.
  • We’ll contact your current lender to get an initial Redemption Statement. This provides us with the figures we need to close your mortgage. 
  • We’ll review your property’s title to identify any requirements for registering the new mortgage, like updating your name or addressing a restriction requiring a Management Company’s consent.
  • Once your new lender issues the mortgage offer, we will review it.
  • You’ll sign the mortgage deed, either digitally via Gov.uk or with a traditional paper deed.
  • We’ll then schedule a completion date, allowing time for the lender to transfer funds, and provide an initial completion statement.
  • At completion, we’ll pay off your old mortgage with your new lender’s funds. Any remaining balance, after covering any charges, will be sent to your account.
  • Finally, we’ll register your new mortgage and remove the old one from your property’s title.

If you’re using a mortgage broker, they will obtain a quote from us in their usual way.

If you or your broker choose a Fees Assisted Product, your lender covers basic legal fees as an incentive. In these cases, we may be instructed to act solely for the lender.
